Home Inspection and Repairs

What to Expect During Your Home Inspection

Depending on the size and condition of the home, a thorough home inspection will take from two to three hours. Ideally, you will accompany your inspector during the consultation. We encourage you to be there while we’re doing the inspection because it’s a great time for you to ask questions and to learn more about your home. The inspector will be happy to answer any and all of your questions in terminology that you can understand.  I also will attend the inspection.  Often buyers cannot be here for the inspection, so I will be your eyes and ears.  Home Inspections in The Villages run $300 -$400 depending on the size of the home.

 

You will receive a verbal report as part of a whole house walk-through. And you’ll receive a written report after the inspection is completed. Inspectors here also provide you with free telephone consultations for as long as you own your home.

 

A thorough home inspection will include the following:

​

~ Electrical Systems (service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components)

​

~ Plumbing and Fixtures (water pressure, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components)

​

~ Roof (shingles, flashing's, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof related items)

 

~ Heating and Cooling Systems (furnace, air cleaning parts, ductwork, electronic monoxide testing, electric gas sniffer testing, air conditioner and lines, and other visible related HVAC components)

 

~ Attics (insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items)

 

~ Exterior Walls (siding materials, attachments, windows, sashes and lintels, vents, entryways, and other visible exterior related components)

 

~ Interior Walls (floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, built-in appliances, smoke detectors and safety-related items, and other visible interior-related components)

~ Water Meters

~ Decks

~ Porches

~ Structure

~ Fireplaces

~OPTIONAL if Pool or Spa is Included from a licensed pool company

Home and Wood Destroying Organism inspection is a Buyer expense unless negotiated in the contract.  In Florida, the standard REALTOR contract lays out the timing, cost limits by the Seller for repair of defects and are negotiated as a part of the sales contract.  It’s my job to help you to order the proper inspections, schedule them, and make sure that they’re completed on time. 

Once an inspection is completed, there can be defects uncovered that you weren’t expecting and want to have addressed by the seller. I go over inspection results with my buyers, or at this point the buyer may walk away if the inspection results seem  unacceptable, or accept and have the Seller repair the issues.  

The key to keeping a deal going with inspection problems is for me to be involved every step of the way, as it’s something I do numerous times every year. I’ll make sure that every resource is employed to keep your home purchase on track and gain every possible concession from the sellers.
